Building Process

At Element Building Projects we believe that our Building Process should be an easy-to-follow, transparent and enjoyable journey so that you know exactly what to expect and when. With our guidance and knowledge of the industry, building your home will be a free flowing 6 step process.

STEP 1 – Investigate and evaluate

Call us or send an inquiry via our website with your initial inquiries

Consider

Look at options of doing a knock down rebuild, building a sustainable home, getting us to design and construct or bring in your plans for us for us to give you a quotation

Visit

Book in a time to come into our office Discuss You will speak with one of our sales consultants and discuss the options you would like to take

Fee proposals

We will discuss with you our fee proposal for the following items to move forward to the next step:

  • Architect’s plans  (Sketch plans, construction drawings and documentation)
  • Site survey by a surveyor of your block of land
  • Engineer
  • Energy rating consultant
  • Quote proposal
STEP 2 – Project Consultation

Meet and greet

Once step one is completed we will book a time for you to come in and meet with our architect and consultants to get a more in-depth brief on design. Here is where we will discuss your project in great detail, you will need to bring along with you or email us as much information as possible about your requirements, photo and ideas. We will help you explore all the different options available to get you to your goal you are looking for and provide you with advice, design options and estimated costs

Site inspection request

If required only on request will do a site inspection, once our site inspection request form is completed we can then book in a time to meet you at your site

Consultants

We may need to use our consultants for getting DA approval and the final price

Engineer

An engineer will be required to do the drawings for the plans which will include the type of slab to be used on your site and any structural steel elements required.

Energy rating consultant

An energy rating of the house will need to be done to determine the star energy rating

At this point here is where we will:

  • Go through your sketch plans with you
  • Finalise your plans ready for development approval
  • You will need to finalise all your specification you are wanting
  • Sign off on everything for quoting
STEP 3 – Project Proposal

Following our consultation, Element Building Projects team will be providing you with our proposal, it will include the following:

  • Quotation to build
  • Inclusions list
  • A brief about the project
  • Development approved plans

Presentation of contracts

Once you have agreed to move forward with the proposal Element Building Projects will prepare a Master Builders Association building contract containing the following:

  • Our fixed price
  • Progress payment schedule
  • Development approved plans
  • Inclusions list
  • Special conditions

Once the signing of the contract are done, the project is now ready for handover to the construction team. One of our team members will organise a time with you to set you up a time show you our online management system where you will be doing all of your selections for your house.

STEP 4 – Construct

Finally, you have made it.

Construction phase begins, here is what will happen next:

  • Building approval is completed
  • Sign off on all drawings (Joinery details, electrical plans, etc)
  • Building commences
  • Survey
  • Site cut
STEP 5 – Handover & FInal Payment

We are now at the end of the building process, these are the next steps to handing you the keys to your new completed home:

  • You will meet on site with the project manager to go through your defects and check everything is built as planned
  • Certificate of occupancy is sent out to the client which will then need to be sent to their financier
  • Final progress payment will need to be paid
  • Hand keys over to clients
  • Hand over completed and 90 day maintenance period starts

 

STEP 6 – Wait! We’re not done yet

We will stay in contact with you throughout the 90 day defect period to sort out any minor defect issues.
